The median home sold for $252,450, an analysis of data from Realtor.com shows. That means January, the most recent month for which figures are available, was down 2.5% from December.
Compared to January 2024, the median home sales price was down 4% compared to $262,830.
Realtor.com sources sales data from real estate deeds, resulting in a few months’ delay in the data. The statistics don’t include homes currently listed for sale and aren’t directly comparable to listings data.

Looking only at single-family homes, the $249,900 median selling price in Franklin County was down 3.9% in January from $259,950 the month prior. Since January 2024, the sales price of single-family homes was down 5% from a median of $263,160.No single-family homes sold for $1 million or more during the month.

Condominiums and townhomes slightly decreased in sales price during January to a median of $255,000 from $256,500 in December. Compared to January 2024, the sales price of condominiums and townhomes was up 19.2% from $214,000. No condominiums or townhomes sold for $1 million or more during January.

In January, the number of recorded sales in Franklin County rose by 14% since January 2024 — from 100 to 114. All residential home sales totaled $29.4 million.
Across Pennsylvania, homes sold at a median of $264,928 during January, down 3.7% from $274,996 in December. There were 9,580 recorded sales across the state during January, down 3.1% from 9,882 recorded sales in January 2024.
