Whether they’re ritzy resort spots or just affluent suburbs, Florida has plenty of centers of wealth that draws people, not just from across the United States, but from across the world.
A recent series of studies have examined and identified the most expensive ZIP codes in each state. Now, it is Florida’s turn for this analysis. Read on to find out the most expensive ZIP codes in Florida in 2025, based on the latest data from Zillow’s home value index.
The Most Expensive ZIP Codes in Florida
Using data from Zillow’s home value index, thousands of ZIP codes across the U.S. have been analyzed. In the case of Florida, there are 924 ZIP codes whose home values are tracked by Zillow. The analysis took into consideration the latest monthly home values Zillow has — March 2025 — as well as the average of 12 months of median home values from April 2024 to March 2025. Data from the Census Bureau’s 2023 American Community Survey was also included in the analysis.
The Top 5 Most Expensive ZIP Codes in Florida
ZIP code 33109 is the most expensive one in Florida. The ZIP code covers Fisher Island, which is technically part of Miami Beach. This island is so wealthy and exclusive that there isn’t even a bridge to get there. It’s got a lot of massive yachts too. Incomes here are obnoxiously high. The median household income is in excess of $250,000 a year, which is the upper limit the Census tracks for median income. Its average household income is a whopping $799,707. More than 68% of households earn $200,000 or more, and it’s surprising the percentage isn’t greater. Home values, which were already very high, skyrocketed. From over $3.179 million in March 2020, the median home value soared by 89%, reaching more than $6 million by March 2025.

gettyThe No. 2 most expensive ZIP code — 33921— is centered on Boca Grande, which is on Gasparilla Island, west of Fort Myers. This barrier island is home to some beautiful, well, homes. Home values in ZIP code 33921 really took off over the last five years. The median home value in March 2020 was $1.518 million, before surging by 77%, coming close to $2.687 million in March 2025. The 12-month average home value is actually higher, at $2.774 million, because the median declined by 4.1% since last March.
The third most expensive ZIP code — 34216 — covers Anna Maria, at the tip of Anna Maria Island, which juts out into the mouth of Tampa Bay. Believe it or not, home values here grew even more than the 89% witnessed in No. 1 ZIP code 33109. From a median of over $1.053 million in March 2020, home values zoomed upward, reaching more than $2.02 million in March 2025 — an increase of 91.8% in five years. It must be noted, however, that the $2.02 million figure is actually down 9.7% from March 2024, when it was $2.238 million.
