Newly released data from Realtor.com for January shows that potential buyers and sellers in Montgomery County saw higher home sale prices than the previous month’s median of $165,975.

The median home sold for $187,500, an analysis of data from Realtor.com shows. That means January, the most recent month for which figures are available, was up 13% from December.

Compared to January 2024, the median home sales price was up 33.9% compared to $140,000.

Realtor.com sources sales data from real estate deeds, resulting in a few months’ delay in the data. The statistics don’t include homes currently listed for sale and aren’t directly comparable to listings data.

  • Looking only at single-family homes, the $188,700 median selling price in Montgomery County was up 11.3% in January from $169,500 the month prior. Since January 2024, the sales price of single-family homes was up 34.5% from a median of $140,267.One single family home sold for $1 million or more during the month, compared to zero recorded transactions of at least $1 million in January 2024.

  • Condominiums and townhomes increased by 6.7% in sales price during January to a median of $160,000 from $150,000 in December. Compared to January 2024, the sales price of condominiums and townhomes was up 52.5% from $104,900. Four condominiums or townhomes sold for $1 million or more during the month, compared to zero recorded transactions of at least $1 million in January 2024.

About recorded home sales in Montgomery County in Alabama

In January, the number of recorded sales in Montgomery County rose by 6.8% since January 2024 — from 222 to 237. All residential home sales totaled $68.1 million.

Across Alabama, homes sold at a median of $219,990 during January, down 4.4% from $230,000 in December. There were 3,742 recorded sales across the state during January, down 14.4% from 4,373 recorded sales in January 2024.

  • The total value of recorded residential home sales in Alabama decreased by 24.6% from $1.7 billion in December to $1.3 billion this January.

  • Across the state, the sales price of condominiums and townhomes rose 6% from a median of $283,000 in December to $299,900 during January. The median sales price of condominiums and townhomes is up 8.3% from the median of $277,000 in January 2024.

The median home sales price used in this report represents the midway point of all the houses or units listed over the given period of time. The median offers a more accurate view of what’s happening in a market than the average sales price, which would mean taking the sum of all sales prices then dividing by the number of homes sold. The average can be skewed by one particularly low or high sale.
