The 20 Most Expensive ZIP Codes In Georgia, From Zillow Data

In a recent series of studies, the most expensive ZIP codes in Alabama, Mississippi, Tennessee, and Florida were determined based on an analysis of home values. Now, the move is to analyze and identify the most expensive ZIP codes in these states’ neighbor in the center, Georgia. Read on to find out the most expensive ZIP codes in Georgia in 2025, based on the latest data from Zillow’s home value index.

The Most Expensive ZIP Codes in Georgia

In order to identify the most expensive ZIP codes in each state, this analysis relied on data from Zillow’s home value index, as well as the Census Bureau’s 2023 American Community Survey. The study analyzed thousands of ZIP codes across the country as part of a general survey. From there, the focus was narrowed to Georgia and its 665 ZIP codes that Zillow tracks home values for. As part of this study, the analysis took into consideration the latest monthly home values Zillow has — May 2025 — as well as the average of 12 months of median home values from June 2024 to May 2025.

The Top 5 Most Expensive ZIP Codes in Georgia

ZIP code 31561 is the most expensive one in Georgia. This ZIP code covers Sea Island, a stunning beach town, which has long been an expensive locale. The median household income here is $144,375, while the average household income is $160,372. Roughly two-fifths of households in 31561 earn $150,000 or more a year. The growth in home values has been astounding. Five years ago, the median home value in May 2020 was close to $2.3 million. It proceeded to surge by 95.4%, essentially doubling, to reach just under $4.48 million in May 2025.

The second most expensive ZIP code — 30327— covers a wealthy part of Atlanta. This ZIP code includes communities like Paces, Margaret Mitchell, West Paces Ferry/Northside, Whitewater Creek, and Mt. Paran Parkway. Just under half of households in this ZIP code earn $200,000 or more per year. The median household income here is very high, at $182,317. The average household income is close to double, at $350,029. Home values rose here, but by much less than in the No. 1 most expensive ZIP code. Over the last five years, the median grew by 43.3%, from $1.033 million in May 2020 to $1.480 million in May 2025.

The No. 3 most expensive ZIP code in Georgia — 31411— is another ZIP code on the ocean, covering Skidaway Island, southeast of Savannah. It also includes the mouth of the Ogeechee River. Incomes here are high, though not as high as in the No. 2 most expensive ZIP code. The median household income is $122,723, while the average household income is $183,642. The median home value back in May 2020 was $505,643, certainly on the more expensive side, but nowhere near as expensive as today. By May 2025, the median home value had grown by 82.2%, reaching $921,104.

The fourth most expensive ZIP code also covers another wealthy section of Atlanta, mainly the community of Druid Hills. ZIP code 30306, not surprisingly, made the list of the most expensive ZIP codes in Atlanta a while back. More than 30% of the households in this ZIP code earn at least $200,000. The median household income is $133,085, with a mean household income of $203,349. Home value appreciation in 30306 has been steady rather than surging. From a median of $678,565, home values rose by 35.7%, to reach $920,815 in May 2025.

The No. 5 most expensive ZIP code — 30342 — is another Atlanta ZIP code. This one is south of Sandy Springs. It includes communities like Chastain Park and Windsor at Peachtree. Two-fifths of households earn $150,000 or more. The median household income is $117,865. The average household income is way higher, at $211,175. Home value appreciation, like the other Atlanta ZIP codes on this list, was gradual over the last five years. Over the last five years, the median home value rose by 34.1%: It was $611,463 in May 2020 and by May 2025, it had reached $820,025.
